Well did you know that this often underestimated web tool can quickly become the hub of your wholesaling career?

Go to Google Maps

Then to the right there is a little tiny line of blue text that says “show search options”.

On the drop down menu choose “real estate”.

WALLA!!

Google maps will give you a total run down on your investing area.

You now have a visual market analysis of any real estate investing area in the Country.If you are looking to flip a wholesale property on the West Coast and you’re on the East Cost you can quickly search google maps and see what’s going on in the real estate market in ANY state.

I use Google maps when I want to see if an area has low ARV (After Repair Value) because of real estate foreclosures or if the ARV is low because of the area (crime rate etc…) I also use Google maps to find great deals in my area. If I get a deal on a particular street I want to see what is for sale on that street, what is in foreclosure and what sold recently. This will give me a better idea of how fast my deal will sell at a particular price point. Granted I can not predict if my deal will sell or not but by researching the street I can get a pretty good feel of whether or not the deal I am working with is worth my time to market. If there are houses listed on the same block for 10k less than what I could get my particular deal locked up for than I am going to have a problem moving it to an end buyer with the other properties priced 10k lower.
