Today’s real estate market is chuck full of great deals! As any good real estate investing professional knows is that the motive of a any real estate wholesaler is finding those deals and moving them over to an end buyer for a profit. Just as today’s real estate market is packed with great deals it is also overflowing with real estate wholesalers. Everyone is trying to make the fast cash that real estate wholesaling can bring so you have to be diligently finding those deals before they do. I have many resources that I use on a daily basis to find great deals in my market. I have listed some below to help you in yours.
Are you a
Craigslist junkie? The first step in any real estate marketing regimen is to post the property on craigslist. If you’re like me you have used and abused craigslist searching for great real estate deals and wholesale buyers. I must admit craigslist has come through for me by providing some great deals in the past and I still use it faithfully to find buyers. But recently it is just not coming through for me like it used to. The deals have become fewer and when there is a good real estate deal you better jump on it quick or someone else will.
With craigslist getting overcrowded I decided to search for another way to find motivated sellers and great wholesale properties. That is when I stumbled upon
Newspaperlinks.com. On
Newspaperlinks.com you can search classified ads in every newspaper across the Country. Just type in your state and your off!
* When I have a wholesale property under contract in another state I also use this resource to find the local newspapers in an effort to advertise my property for sale. I suggest that when you have a property in any state you put an ad in that areas local newspaper in the real estate classified. It will give you more exposure for your property and help you build your wholesale buyers list in that area.
Another great classified resource is
Supershopper.org. This site is very much like craigslist and allows you to search for products and properties for sale Nationally. You can post your wholesale property for sale here as well.
I search
craigslist,
kajjiji and
backpage on a daily basis. I have to search these sites frequently because my competition (other wholesalers) are searching them as well. I also have a few others below that I search from time to time. By the way I post my properties for sale on all of these websites as well.

I also use lead generation websites that that provide me with provide homeowner leads. Many of these leads generation website provide me with bankruptcy leads, foreclosure leads and pre foreclosure leads. Lead generators are becoming a wholesalers best friend. There are many lead generation companies out there that will provide you with property leads. As I stress in many of my articles I use many lead generators because I do my wholesaling right from home. I use a short sale lead generator when I need short sale leads. This gives me struggling home owner leads that I can contact and see if I can help them out by doing a short sale and selling their property to one of my buyers. Many of these lead generation companies give you unlimited leads for a small fee. Online lead generation is growing in the wholesale world. You can not only get property leads but you can get email leads, moving leads and many other types of leads that if you get creative with a mailing or email campaign you can turn into dynamic property leads.
Whatever avenue you use to find your flips do it consistently. There are awesome deals out there if you willing to take the time to look. Remember if the seller is not motivated you will not have a deal. Read my article
