Rental Marketing Service

Did you know that 80% of tenants find there rental property on the internet rather than through a Real Estate Agent? I think this is because it is more personal. The potential tenant can talk first hand to the owner instead of going through an agent. They can get their questions answered directly from the Landlord as far as rental requirements etc… Also there is a much larger inventory of properties for rent on online classified sites like craigslist so there is much more to choose from. When I ran a search in my area on rental properties listed in the MLS as compared to those listed on craigslist there were over 100 properties listed for rent on craigslist and only 7 listed on the MLS.

There are over 25 FREE online classified sites that you can post rentals on. I have them listed in the resource section of realwholesaling.com. I have taken my knowledge of these online classified sites and used it to create a way to offer a Rental Marketing Service to my buyers.

Basically I offer to market their property for rent on all 25 online classified website and if I find a tenant for their rental property they pay me 1/2 of the first month’s rent. I also take the calls and prescreen the potential tenants acording to what the Investor is looking for in a tenant.

Sample questions I ask:

Do you rent now? If so is your lease up? This gives me a general idea of how responsible they are will be as a tenant. If they currently have a lease and it is not ended yet then they are breaking the lease with their current Landlord. This tells me they will do the same with the Investor that I am marketing for.

Are you employed? This tells me if they can afford the rental.

If employed how long with current Employer? This gives me an indication of their stability. If they jump from job to job than they are more likely to miss a rental payment.

How is your credit? Granted not many people in America still have perfect credit and everyone can run into hard times. What I want to know is if they have recently had a car repossessed, Are in foreclosure etc… When you ask this question they usually begin to explain their credit without any other prompting from you.

If they meet the above criteria I will give them the showing date and time which I have already received from the Investor. Before I even begin marketing I ask the Investor to give me 2 dates and times that he can show the property. I usually get 2 dates a week apart so I can schedule the potential tenants accordingly.

You can offer rental marketing to your buyers. Explain to them that you have many options and resources to get their property rented quickly and that you will pre screen the potential tenants.  Pre screening in itself is very appealing to Investors since they wont have to spend time taking calls.

I have had a good success rate at getting properties rented for my buyers. It usually takes me about 10 – 14 days to find a tenant. I get a testimonial from my buyer when I find them a tenant that I use to recruit other Investors to use my Rental Marketing Service. Once they find out that I have a track record for finding tenants they give me an opportunity to find one for them.
