Property Clean Out

Though I have found many creative ways to make money in real estate this one is my favorite. I have a passion for Antiques and Vintage items and believe me when I say property clean outs has provided an abundance of Antiques to fulfill my passion.

I keep the items I want and then I make even more money by listing these items on Ebay and Craigslist. I have created an Ebay store and every time I do a clean out I list items that I feel are worth selling in my Ebay store. I list the large items like furniture on craigslist since these items are harder to ship. It really is a great way to earn extra income.

It all started when I cleaned out a wholesale property that a buyer was going to purchase from me. It was an 80 year old home in New Jersey. When I started doing the clean out I was amazed on the kind of items people left behind. This property contained several antique items that brought me in over $1,000 in extra cash on Craigslist. I could not believe that people actually bought these old items. An example was 7 1960′s Vintage Vogue magazines that I sold for $350.00. They were magazines! Yet when I put them on Ebay the bids kept coming in. Ever since then Clean Outs have been my fetish.

Aside from the three properties that I have purchased and cleaned out since then I have offered my clean out service to my buyers and have gotten a good response. I have three sons so clean outs are a breeze… I sit and sort and they work…LOL

All I did was send an email to my buyers offering my clean out service. I do not give them a price for the clean out until I look at the place and see what type of items there are in the property. Sometimes if there are allot of good selling items I will offer to do the clean out for as little as $150.00 if I can keep the items. I know that I will make much more than that by selling the items. I also want to come in low to give the Investor incentive to let me do the clean out. On the other hand if the items are mostly trash or junk than I charge a minimum of $500.00 to do the clean out.  A clean out should not take my sons and I more than a day to complete so $500.00 is a good days pay.

I suggest that you research Vintage items and Antiques by checking them out on Ebay. You can get a general idea of what certain items are going for so you can keep your eyes open for them when you do your clean out. My rule of thumb is NEVER throw out coins, costume jewelry or anything glass… oh yea and Vintage magazines.

Many Investors would rather hire someone to do the clean out than spend their time doing it themselves. Especially if the property is packed with stuff. So why not offer to do it for them and make some extra cash?
